First I would say make sure you work with an expert in your area plus a broker/agent that focuses on investment properties. Also make sure he/she understand multi-family investment and knows the market.
My firm is one of the largest Real Estate Investment companies in the U.S.
Please feel free to email me with any questions/concerns

an important thing to considered when buying in NYC city is a few things first what is the maintenance charges for the building sometimes the monthly maintenance fee can be as high as your mortgage payment, also read the by laws of the apartment very carefully

NYC city has alot of co-op buildings if you are looking at those remember the board must approve you before you can buy

and as always in NYC bring lots of monies probably looking at the min 500K for a small small two bedroom

it is very simple the you pay the service charges to the agent who shows the property which you are going to finalise on .

if you are not liking the places the agent has shown then you will go to the other agent or agents who will show few other properties .

Typically if you have exclusive, or line of site on a good project that you can easily articulate how you can drive a return, finding capital will not be that difficult. I would pursue the following strategy:
-Lock up the real estate/ or at least develop a strong relationship with seller
-Build your financial model that captures the development, operating, and carrying costs to show the projected return on equity for the investor as well as the return to you.
-Create a presentation that articulates the financial return, the sub-market trends, targeted tenants, etc.
-Form an LLC
-Start fund raising.

You need a team.

See if there are any real estate investment groups in your town. Google it.

Then go to yahoo groups, msn groups and google groups and search for real estate investment groups in your community.

Find out when they meet and go sit in on the meetings. Don't discuss your plans until you know who you're dealing with. You're there to learn first, network second, and do business third.

Your goal is to build your team (investors - contractors - etc)

You can make a great living in real estate. Most agents however do not. If you don't hustle your butt off you will starve.
Of every dollar earned by RE agents across the country, 90% of it is earned by 10% of the agents. That means the other 90 % of the agents are sharing 10% of the money.

While it's true you don't need experience to start, you do need lots of it to be successful. Real estate agents don't get a weekly paycheck. They need to sell to see any money and that's harder then it sounds. Around 80% of licensed real estate agents can't make a living doing it alone.

Historically you can make excellent money in the R/E business or mortgage lending. However times have changed the industry is inundated with mortgage professionals who have been laid off (which looks to continue through 2008-9) and you will be hard pressed to be hired against these seasoned employees. Or you will be offered commission only jobs which are not doing well currently. My advice look at other industries. If you're still in school take advantage of a counselors advice. Nurses, Senior Assisted Living employees, Accountants, Law Enforcement would be excellent choices.

The real estate "problem" is very real and we are just seeing the tip of the ice berg. I think that you should look at something else. even if there is any good properties, the market is so saturated with lenders and agents that you will never get the deal.
